The Vice President, Property Management is responsible for the leadership and strategic direction of for the Office, Industrial and Retail portfolio under management in Western Canada. The portfolio of 65 properties totals approximately 15.0 million sf and is managed and operated by a team of over 120 people.

This role is the strategic champion of excellence in the property management space, and explores innovative opportunities to enhance tenant engagement, improve service delivery in support of tenant retention, pursues profitability enhancement and operational efficiencies to increase asset value for clients.

Success in this role is demonstrated through maximizing revenue from Property Management Services and property net operating income, delivering best-in-class service to our tenants leading to strong retention rates, and maximizing employee engagement.


RESPONSIBILITIES

Property Management

  • Implementation of best practices in the delivery of property management services consistently across the company; identifying and adopting new and innovative technologies and work processes which increase efficiency and reduce costs
  • Review and adoption of new technology related to integration, control and automation of building systems and tenant service delivery (SMART Building technology)
  • Ensure adoption of all building sustainability objectives and certifications, ensuring alignment with Client objectives - i.e. Leadership in Energy and Environmental Design (LEED); BOMA BEST and GHG (greenhouse gas) reduction targets.
  • Promote GWLRA's reputation as a premier real estate/ property management organization supporting industry associations, managing tenant relationships and working with key industry partners

Budget and Fiduciary Responsibilities

  • Provide leadership and direction of Building Capital strategies within each region, including project planning, budgeting and
  • Focus on "on time, on budget" execution/project delivery/fee generation with full utilization of Yardi's construction manager software and reporting tools
  • Oversight of Property teams' budgets and operational spending, accounts payables and receivables

People Leadership

  • Provide leadership, direction, coaching & mentorship to develop and motivate a high-performance team, including hiring, training, goal setting, succession planning and compensation management.
  • Ensure the Property Management team is rightsized for each asset, complex, sub portfolio and regional portfolio with all members working cooperatively to maintain positive tenant and internal relationships.
  • Develop a long-term strategy regarding staff development and recognition
  • Career planning and internal growth

Asset Management and Growth

  • Act as a liaison and support for other internal teams (i.e., Asset Management, Leasing, Investments) to provide property management updates on building operations, expenses, property reports and other relevant information to ensure maximization of asset value and minimize risk
  • Participate in the acquisition, disposition, development, and renovation of new and existing properties
  • Pursuit of 3rd party property management contracts as a source of revenue


QUALIFICATIONS

  • Post-secondary degree or equivalent (e.g. non-specialized bachelor's degree or business-related community college diploma)
  • Minimum 10 years of property management experience with prior exposure to large scale and complex properties, with a minimum of 5 years in a senior level position
  • Certified Property Management (CPM) designation supplemented with leadership workshops and relevant industry courses is considered an asset
  • Previous people management experience with proven success with succession planning
  • Prior experience managing complex situations with a strong focus on customer service and customer satisfaction
  • Strong working knowledge of financial reporting, budget planning, forecasting
  • Strong working knowledge of property management, preferably office, industrial and retail asset classes

LOCATION

  • The position can be located in either the Vancouver or Calgary Regional offices, with the expectation of regular travel to the other regional offices in Western Canada.

The base salary for this position is between $135,000 - $226,000 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc.).
