About the role
Join the Default and Management and Claims team, where we deliver mortgage loan insurance and securitization solutions on a commercial basis to approved lenders and issuers to contribute to the well-functioning and stability of the housing finance system through all economic cycles, making housing affordability solutions easy. Use your skills and passion evaluating options to support multi-unit clients along viable paths from distress to a return to good performance. Find the best solution, within CMHC's risk appetite, for projects experiencing financial difficulty to maintain their affordability.

What you'll do:

  • Recommend solutions, in collaboration with receivers, legal counsel, property managers and other external partners and stakeholders, to assist insured multi-unit housing projects that are in financial difficulty. Communicate and negotiate to explore possible options and ultimately reach a solution, which may be a refinancing, a workout or disposal according to the various legal actions with regards to mortgage financing.
  • Work continually with for-profit and not-for-profit groups to ensure the smooth implementation of workouts.
  • Perform in-depth analysis of projects that are undergoing financial difficulties and seek approval of an appropriate solution that will meet client needs and mitigate risks for the Corporation.
  • Negotiate plans using knowledge of practices and policies pertaining to conventional, affordable, and social housing, including but not limited to default management, finance, law, and property management.
  • Work closely with various internal and external professionals, partners, and stakeholders to validate and verify the financial, legal and risk implications of recommended decisions.
  • Consider political and social concerns as related to social housing to find suitable solutions for projects in difficulty.
  • Take non-financial information into account to come up with options and objectives specific to the project with the goal of aligning the interests of the housing providers, loan providing entities and CMHC.
  • Leverage financial and policy authorities to recommend exceptions where applicable while designing new solutions.


What you should have:

  • An undergraduate degree in a related field such as business administration or commerce, with a concentration in finance or property management.
  • A minimum of five (5) years of experience in one or more of the following areas: property recoveries, underwriting of multi-unit real estate, housing finance, or default management. An equivalent combination of experience and/or education may be considered.
  • In-depth knowledge of risk factors related to mortgage loans for projects with five or more units (multi-unit).
  • Strong knowledge of multi-unit real estate finance and contract law.
  • Ability to interpret appraisals, market, and financial reports for multi-unit housing projects.
  • Strong negotiation skills and the ability to influence others.
  • Bilingualism (English and French).
