Overview
Reporting to the Property Controller, the Bilingual Property Accountant is responsible for preparing monthly financial reports for assigned properties and portfolios and assisting with the preparation of annual budgets as well as quarterly re-forecasts.
The Bilingual Property Accountant is accountable for the completion of month-end closings, including those for revenue, operating expenses, and capital expenses, as well as the preparation of all journal entries, in accordance with International Financial Reporting Standards.
Responsibilities
Relationship Development
Develop and foster positive relationships with internal and external stakeholders. Ensure proactive timely resolution of all co-worker and Property Manager inquiries. Professionally and courteously handle all inquiries, feedback, complaints or concerns.
Ongoing Operations
Reconcile all bank accounts, investigating and resolving any discrepancies immediately. Initiate transfers and allocate funds by necessity daily. Manage cash flow and complete cash flow forecasting duties. Prepare fund requests for Joint Venture Partners as authorized when required. Work closely with Property Managers to resolve issues.
Administration and Reporting
Perform required month-end financial reporting duties, including the completion of financial reporting packages for assigned properties and portfolios, schedule reconciliation, variance analysis, and external reports for joint venture partners. Work with the Property Managers to produce quality variance analysis on a monthly basis. Prepare and post monthly journal entries. Post the payroll journal entry for each payroll cycle in a timely manner. Calculate property management and asset management fees. Calculate and post all monthly accruals, including those for utilities, contract services, revenues, and expenses. File quarterly HST returns as required, ensuring compliance with all legislation, including but not limited to the Canadian Revenue Agency. Perform monthly budget analysis and assist with annual budget preparation according to established timelines for assigned properties and portfolios. Assist with year-end audit preparation, organizing year-end audit working papers and liaising with auditors as required. Complete other duties as assigned.
