Role Description
The Director, Investment Management will be a key point of contact with QuadReal's Research, Development, Acquisitions, Valuations and Portfolio Management teams, and external service providers.


Working together with Regional Operations leads, this position helps to successfully plan and execute regional and asset-level operating plans and visions, through review of financial budget and performance metrics, benchmarking against industry peers and contextual review of market dynamics.


The role of the Director, Investment Management is to provide strategic insight with the goal of meeting the residential business unit's investment objectives. In conjunction with the overall team (operations and capital), the Investment Manager is focused on monitoring the performance of the portfolio, while considering the market cycle, to ensure the assets are meeting their return and other strategic expectations.

The Investment Manager has a wide variety of responsibilities:

  • Develop (in collaboration with the operations and capital teams) a strategic vision (or business plan) for the individual property and overall portfolio including return projections.

  • Develop in conjunction with the operations team an annual budget for each asset.

  • Perform ongoing strategic reviews, comparing the asset's expected performance to investment objectives (return/valuation), and budget.

  • Collaborate on the long-term capital expenditure plan for each asset with the operations and capital team.

  • Lead in conjunction with the respective internal teams any items which require a business decision on behalf of the individual properties or portfolio.

  • Review and approve the ongoing market value of properties (in conjunction with the valuation team).

  • Ensure valuation models reflect operational/market changes at the managed assets.

  • Ensure the capital budget and expenditures align with asset valuations and return thresholds (including in suite renovation strategies)

  • Track sales prices for comparable properties, track capitalization rates of recent sales

  • Remain apprised of micro and macro-economic trends.

  • Negotiate long-term contracts that provide optimal returns to ownership, in collaboration with the operations team. Ensure contract compliance (i.e. alignment with BCI's indemnity policy).
    o Focus specifically on the review of terms of commercial leases, antenna leases, and other agreements that impact value or create long term obligations.

  • Once a property or site is considered for development, the IM team member will serve as the point person in varying degrees, as the project progresses through its lifecycle, until the property enters the operating platform or is sold.

  • Reviews and provides feedback on investment committee documents, and other project approvals. Seeks input from the operations and capital team leads on related due diligence items.
