We're looking for a Revenue Accountant who will be reporting directly to the Assistant Controller, the Revenue Accountant at GWLRA Residential will be responsible for preparing monthly reports and processing invoices for a portfolio of multi-residential and mixed- use properties across Canada. We are looking for an individual to join our team of real estate professionals who is excited to be part of building our fastest growing asset class and has a mindset of continuous improvement, business partnering, and a high standard of integrity.

RESPONSIBILITIES

Revenue Accounting and Reporting

  • Ensuring timely and accurate completion of monthly reports, property audits, and quarterly client reporting including
  • Monthly Rent Roll reconciliation and timely posting of rental charges
  • Verify the Gross Potential Rent (GPR) report to ensure accuracy prior to posting
  • Monthly Leasing Reports
  • Monthly turnover reports
  • Monthly Accounts Receivable, Last Month Rent or Security Deposit Reconciliations
  • Preparation of quarterly client reporting such as leasing reports and vacancy loss
  • Responsible for preparation, verification, and submission of monthly Electronic Funds Transfer files
  • Responsible for accurate monthly interest on LMR calculation and accrual
  • Assist in preparation of Above Guideline Increase (AGI) applications
  • Responsible for setting up commercial tenants, process adjustments and assist in collection of arrears
  • Deposit cheques for commercial residents and ancillary revenue
  • Prepare the transfer of funds files for Alberta Security Deposits
  • Prepare the quarterly Bad Debts reports and follow up with operations on write off form's approvals
  • Post all write off forms in the system
  • Prepare annual property income and expense questionnaires such as MPAC for Ontario for property assessment purpose.
  • Create ETL files for booking other revenue such as Rogers, Bell, Cogeco, Metergy in the system
  • Monthly transfer funds from Security Deposit bank account to Operating Bank account and various transfers between properties
  • Perform site audits if requested
  • Assist in annual preparation and submission of T5's and RL31
  • Liaise with operations team, other departments, and management team to ensure they are receiving prompt responsive service
  • Provide supplementary reporting or details as required
  • Calculate and create internal invoices for rooftop hydro reconciliation based on actual reading
  • Other duties as assigned from time to time

Accounts Payable Functions

  • Processing invoices in the system from collection agency
  • Special invoices from the development team
  • Process other invoices such as commercial TI and LC

Accounting Process and Controls

  • Full understanding of all property specific processes and upkeep of pertinent information relating to specific properties
  • Compile audit files and supporting documentation as required for annual property audits or tenant inquiries / disputes

Continuous Improvement

  • Participating in and supporting several internal and cross discipline business improvement initiatives.
  • Provide input/feedback for improving procedures and initiating quality and efficiency enhancements
  • Provide training and assistance to new staff members
  • Take on special projects as assigned including process improvements and senior management requests

QUALIFICATIONS

  • 2+ years of experience ideally in real estate/property management accounting industry
  • Post-secondary college degree in accounting program.
  • Current enrolment in a professional accounting program (i.e. CGA, CMA, CA) is nice to have
  • Computer proficiency in Microsoft Excel and property management accounting systems
  • Knowledge of Yardi 7S or other real estate software is an asset
  • The incumbent must be self-motivated and work well in a team environment
  • Strong communicator who can work well with others to support a culture of continuous improvement and be a strong business partner to deliver value and assist the managers with training staff and documenting procedures.
