What you'll do

Reporting to the Manager, Real Estate Accounting, this position provides a unique insight into new projects, contracts and financial results. The Senior Financial Analyst, Real Estate Accounting is an essential part of the Accounting group and will requires that business initiatives are identified and accounted for appropriately. Your technical expertise and analytical skills are critical for success, as is your ability to communicate and collaborate while working on multiple projects with varying deadlines.

• Report functional results, including analysis of significant variances year over year and compared to budget/forecast

• Prepare and review significant analyses and journal entries as part of the monthly financial reporting and review process

• Ongoing review of impairment of Real Estate and retail assets across all entities

• Annual impairment review of retail assets, including goodwill across all entities

• Capital vs OPEX decisions, project start and end dates, asset set ups and the appropriate amortization periods, changes in Real Estate asset classifications and recording of gains/losses

• Ensuring development projects are set up and tracked appropriately and transferred to asset management on completion

• Reviewing and establishing the appropriate accounting for new leases and lease changes - both as a Lessor and Lessee

• Effectively manage communications and relationships with business partners, corporate accounting, tax, FP&A as well as internal and external auditors

• Various ad-hoc projects in response to business scenarios and initiatives

• Run multiple tasks simultaneously and independently with minimal supervision

• Work with the accounting and business teams to continuously improve processes and look for efficiencies

• Execute and maintain documentation of controls

• Coach and aid in the development of team members

What you bring

• University degree in Accounting or Finance areas

• CPA designation required

• Experience in a medium/large company at a Senior Accountant level working with complex accounting models

• Able to determine appropriate treatment of financial transactions in accordance with IFRS

• Strong problem solving, analytical and strategic thinking skills

• Strong interpersonal and communication skills with a demonstrated ability to build and maintain strong relationships

• Ability to thrive in an environment responsive to changing business requirements

• Detail oriented with strong diagnostic and analytical skills

• Highly driven with a strong work ethic, time management and organization skills

• Advanced PC skills including Microsoft suite (Excel, Word, PowerPoint)

• Familiarity with internal and external audit processes

• Working knowledge of PeopleSoft accounting system, Hyperion Financial Management (HFM) and Smart View is an asset
